Every Shail Construction project — home or commercial — runs through the same seven phases. It gives you a clear view of what happens next, which decisions are needed, and how the work is progressing from first brief through handover.
We begin with how you intend to live or operate in the space — not a set of drawings. Focused conversations and site walks produce a written brief that anchors every decision that follows, for a residence or a commercial build alike.
Our pre-construction team joins your architect early, pressure-testing every drawing for cost, constructability, and long-lead material risk. Renderings become line items; ambitions become an honest, defensible budget.
Permits, engineering, jurisdiction coordination, trade selection, and a fully resourced master schedule. Nothing breaks ground until the path from foundation to certificate of occupancy is mapped end to end.
One principal, one superintendent, one vetted trade roster. Weekly client reports, a live shared budget, and a project portal where every change order, RFI, and selection lives in one place — visible to you in real time.
The final ten percent separates good builders from great ones. We run an exhaustive internal punch list before you ever see one — so the only list you receive is the one you write yourself.
A choreographed handover: every system demonstrated, every warranty registered, every manual indexed. You receive an organized owner's package and a clean, photographed, ready-to-occupy space — with any schedule risks communicated early and clearly.
A dedicated post-occupancy team stays on call for the life of the building — scheduled health checks, seasonal maintenance, and a direct line to the same people who built it. Most of our clients come back for a second project.
