Discovery & Vision

We start with the life you want to live, not the building you think you need. A series of focused conversations — site walks, mood reviews, lifestyle questions — produces a written brief that anchors every decision that follows.

Design & Planning

Our pre-construction team joins your architect at the schematic stage, pressure-testing every drawing for cost, constructability, and long-lead material risk. Renderings become line items. Aspirations become an honest budget.

Pre-Construction

Permits, engineering, geotechnical, neighbor coordination, trade selection, and a fully resourced master schedule. Nothing breaks ground until the path from foundation to certificate of occupancy is fully mapped.

Construction

One principal, one superintendent, one closed-cell trade roster. Weekly client reports, a live shared budget, and a project portal where every change order, RFI, and selection lives in one place — visible to you, in real time.

Finishing & Quality Review

The final ten percent is where good builders end and great builders begin. We run a 1,400-point internal punch list before you ever see one — so the only list you receive is the one you write yourself.

Final Walkthrough & Handover

A choreographed handover: every system demonstrated, every warranty registered, every operating manual organized and indexed. You receive a single bound owner's binder — and a cleaned, photographed, move-in-ready home.
